The project will deliver 1500 new dwellings for Feltham located close to the Town Centre and within Feltham Housing Zone. The project is a brownfield site redevelopment of a 14Ha MOD defence infrastructure site with a Grade II Listed Officer’s mess building to be repurposed. The MOD anticipates releasing the site by 2019.
We undertook a robust technical appraisal of the site to create an overview of opportunities and constraints, investigating planning context, historic environment, land quality, ecological, utility capacity, landscape, townscape and highways capacity. The analysis was used to explore design and development capacity. Following preliminary stakeholder consultation including market advice, alternate options were developed to inform an evaluation of the optimum land use mix, housing mix and density to meet client and local objectives.
The outcome of the evaluation was summarised in a Development Feasibility Report. Following identification of a preferred option, this has been developed further and will provide the basis of a Supplementary Planning Document being prepared for the site.
