The Avenue Area Strategic Framework

The Avenue Area Strategic Framework (AASF) has been created to inform the vision for the development of a number of land parcels, predominantly on brownfield land. The poor quality of the former industrial land, along with the loss of employment and lack of inward investment, has had a huge impact upon the area and the community.

The purpose of the AASF is to: set out a place-making vision and strategic objectives for the Avenue Area; provide a clear planning framework and development / design principles for the sites, to help deliver the overall vision and inform further detailed masterplanning work and planning applications; provide guidance against which to assess planning applications and to ensure the delivery of the Avenue as a comprehensive and integrated place; provide a co-ordinated and consistent approach to development within the Avenue Area; act as a marketing tool, to attract private investment and to guide public spending when it becomes available .

Following extensive consultation with the community and stakeholders, North East Derbyshire District Council (NEDDC) has adopted the AASF as an interim policy document. The AASF will therefore be a material consideration in determining any planning applications submitted for development in the Avenue Area.

The Framework is recognised as an exemplar masterplanning scheme, and was shortlisted for the 2014 RTPI Awards.
